Your information stays with you
This is the part most "free tools" can't say honestly. The deadline math and the letter you generate run entirely in your own browser. The names, addresses, deposit amounts, and deductions you type are never sent to us and never stored anywhere. There is no account, no login, and no database of your information, because the information never leaves your device.
We use Cloudflare Web Analytics to see roughly how many people use the site. It is privacy-friendly and cookieless, and it does not collect personal information or track you across the web.
General information, not legal advice
This tool is not a law firm and is not a substitute for a licensed attorney. It explains Texas security-deposit law and builds a letter from the facts you enter. It does not give advice about your situation, does not decide whether your deductions are lawful or whether anyone acted in bad faith, and creates no attorney-client relationship. We do not guarantee any outcome.
Laws change, so every rule on the site shows the statute it comes from and the date we last verified it. For advice about your specific circumstances, talk to a licensed attorney in Texas. For genuinely unusual situations, such as a commercial lease, a manufactured-home lot, a deceased tenant, or a property that changed owners during the tenancy, this tool is not the right resource and you should consult an attorney.
